In our area we generally have either electric or gas water heaters. Most are a storage tank type, but tankless water heaters are becoming more popular every day.

There are generally three types of water heater issues:

  1. No hot water
  2. Not enough hot water
  3. The water heater is leaking

No hot water can be caused by:

  1. No electrical power or gas. Maybe a breaker tripped or gas valve shut off
  2. Defective thermostat. Loose wire connections are a big factor
  3. Element burned out. The biggest cause is hard water build up
  4. Thermocouple defective on gas water heater
  5. Flue gas venting problem

Not enough hot water caused by:

  1. Burned out or defective element
  2. Defective thermostat (gas or electric)
  3. Not enough stored hot water solution could be adding another tank or adding a thermostatic mixing valve

Leaking water heater:

  1. Generally tanks last 6 to 12 years. Eventually most water heaters will spring a leak. This is often just a small amount of water. Sometimes they can really burst and significant property damage can result
  2. Sometimes the water flexes leading to the water heater will spring a leak
